Legalization of objects of unauthorized construction through the Urban Planning and Land Commission of the city of Moscow
Real estate objects constructed in the unauthorized way (or, more simply, “Samostroy” in Russian) are real estate objects or parts of real estate objects (extensions, superstructures) that were built in violation of urban planning norms, or in violation of the intended use of the land plot established by the Rules of Land Use and Development of the City of Moscow and the Classifier of Types of Permitted Use of Land plots (approved by the order of the Ministry of Economic Development of the Russian Federation of September 1, 2014 # 540).
The presence of unauthorized construction on the land plot prevents the use of real estate in full. This property can not be sold, donated, it is not possible to take a loan secured by this object. Moreover, the object can be demolished and impose demolition costs and penalties on the owner of the property.
